Contractors love to be able to schedule multiple projects in the same area.  It saves them commute times and gives them more exposure in the areas they serve. So, piggyback off all the leg work your neighbor did in finding the right people to do the job!

The median price of a single-family home in Orange County is $900,0002! The turn-around time from start to closing is quick and that leads me to the best part of home sales in your neighborhood. What advice would you give your clients before starting to look at houses?

It’s important to prioritize your wants and wishes in a home. As well as look at the overall picture of the home, try to look past paint colors, décor, and things that are an easy fix. There are some things like location and neighborhood you can never change. It’s important to work with Professionals to help you evaluate, one the overall home and neighborhood and two any updates that can easily be made to a home.

What are some ways that you can add equity into your home?

Working with a Real Estate Professional that can provide an in-depth evaluation on what remodeled homes in a particular neighborhood are going for versus homes that are outdated. Kitchens and Master Bathrooms provide the highest ROI. There are some great ways to update without breaking the bank. Some examples of that are painting kitchen or bathroom cabinets, updating hardware, lighting. One option if you don’t have it in the budget right away to make some changes to the home would be to wait a year or so and pull out a home equity line of credit for your remodel project. If your Real Estate Professional helps you purchase the home under market value you will have higher comparable homes to help with the approval process with your home equity line.

What are some cost-saving tips for buyers to keep in mind while shopping for a home?

Finding the right layout and good bones is key to cost savings. Paint colors, floors, cabinets, and countertops can always easily be changed at any time. The layout and structure of a home are more costly and difficult to change.

What can buyers look for in a home to help them save money on their kitchen remodel?

If we can find a home that has great appliances it can save the buyer $10,000-$15,000. Especially if we can find a kitchen with a great built-in refrigerator as the prices on built-in refrigerators usually start at $8,000+. Just like we did for this buyer.

When should you bring an Interior Stylist in?

I would recommend bringing in a Professional once escrow is open. The benefits to this are that you can get a head start on planning your design, they can walk you through adding functionality to the space, and addressing any changes or updates you would like to plan. You can also determine a budget for your overall furniture selection and updates. This will help you budget how much to put down versus setting aside for your Interior Design plan.

Bringing in an Interior Designer in the escrow process is beneficial to get a jump start on your overall remodel. It will save you time and money in the process by putting a solid plan in place as early as possible. Furniture and material selection can take time so the sooner you make the selection and order materials. It will help with planning the time needed between the close of escrow and moving date. The sooner you get started on this process the sooner you can enjoy your new home.

The Before


This family wanted to brighten their home and kitchen, as well as make some tweaks to the overall layout. They wanted to update their brown kitchen and ceramic tile. A light and bright kitchen was at the top of their wish list. They purchased the home under value within their neighborhood and added instant equity through this kitchen remodel. They had a small island with no seating. This client dreamt of a space where people could sit and enjoy meals together in the kitchen. The solution to that was improving the overall layout by moving the double oven and small island and creating a larger breakfast bar kitchen peninsula. They also wanted to improve their storage by adding additional cabinets. Their ceilings are 9 feet so that allowed for upper cabinets for additional storage.

Breakfast Nook:

Originally the space felt very heavy and closed in with floor to ceiling brown cabinets. They decided to maximize countertop space and allow for more of a built-in buffet. The finished project was bright and cheery and improved their functionality in the space.

The After

Overall, the space feels more open and inviting. It improved their entertaining space by increasing the counter space and seating in the kitchen. The kitchen now is so bright and cheery and overall transformed their house while adding instant equity.

Budget Breakdown

The overall cost of this remodel including materials and installation brought this remodel to approximately $25,000. In this marketplace, a bright and cheery white updated kitchen to this caliber could bring upwards of $50,000 in home equity.

Looking to buy a home? Here are 5 tips for buying a home that will make the process as smooth as possible.

Get your finances in order.

Start by getting a full picture of your credit. Obtain copies of your credit report. Make sure the facts are correct, and fix any problems you find. Next, find a suitable lender and get pre-approved for a loan. This will put you in a better position to make a serious offer when you do find the right house.

Find a house you can afford.

As with engagement rings, there’s a general rule of thumb when it comes to buying a home: two-and-a-half times your annual salary. There are also a number of tools and calculators online that can help you understand how your income, debt, and expenses affect what you can afford. Don’t forget, too, that there are lots of considerations beyond the sticker price, including property taxes, energy costs, etc.

Hire a professional.

While the Internet gives buyers unprecedented access to home listings and resources, many aspects of the buying process require a level of expertise you can’t pick up from surfing the web. That’s why you’re better off using a professional agent than going it alone. If possible, recruit an exclusive buyer agent, who will have your interests at heart and can help you with strategies during the bidding process.

Do your homework.

Before making a bid, do some research to determine the state of the market at large. Is it more favorable for sellers or buyers? Next, look at sales trends of similar homes in the area or neighborhood. Look at prices for the last few months. Come up with an asking price that’s competitive, but also realistic. Otherwise, you may end up ticking off your seller.

Think long term.

Obviously, you shouldn’t buy unless you’re sure you’ll be staying put for at least a few years. Moreover, you should buy in a neighborhood with good schools. Whether you have children or not, this will have an impact on your new home’s resale value down the line. When it comes to the house itself, you should hire your own home inspector, who can point out potential problems that could require costly repairs in the future.

Selling your home doesn′t just mean hiring a realtor to stick a sign out front. There are a lot of preparations you should make to ensure you get the best offer possible in the shortest time. Here are some considerations to make when preparing to sell your home.


Just because you’ve gotten used to the cracks in the walls and the rattles in the radiators doesn’t mean a buyer will too. If you have hardwood floors that need refinishing, be sure to get it done—hardwood is a huge selling point. Buyers like to snoop around, so be sure to fix any sticky doors or drawers as well. Finally, don’t forget to address any issues with the exterior—fences, shingles, sidewalks, etc. After all, without curb appeal, some buyers may never get to see the inside.


You want buyers to see themselves in your home. If your living room has lime green shag, wood-paneled walls, and all your collectibles and personal photographs, this will be much harder for them to do. Try replacing any bold color choices in your floors and walls with something more neutral—beiges, tans, and whites. Repainting and reflooring will make everything look fresh and new, and help prospective buyers imagine all the possibilities.


Once your house is clean and updated, it’s time to play dress up. Home stagers can add small details and décor touches that will bring out the possibilities in the various spaces in your home: lamps, mirrors, throw rugs and pillows, flowers, decorative soaps and towels, patio furniture. Home staging can be particularly useful if your home is especially old or if the exterior looks dated. Think of it as a little mascara and rouge—if it’s done right, you notice the beauty, not the makeup.

Loco Moco, a contemporary Hawaiian cuisine dish

Plumeria Café is a place I go to frequently for breakfast and lunch! Normally before going into the office, I stop by Plumeria for a quick iced latte and my favorite dish, Loco Moco with eggs over easy and pork. When my kids aren’t in school they always beg to get some of their favorite pancakes from Plumeria. They go crazy for the Cookies and Cream and Banana and Cream Anglaise Pancakes!

Rosetta Coffee

Rosetta Coffee Brewing Company in Laguna Niguel is home to my favorite latte and delicious breakfast sandwiches too!

The Purple Rain latte has just the right amount of lavender in it and is the perfect way to start my day. There is also always freshly baked pastries that I like to order when I’m on my way to meet my clients in the morning. However when I have more time I like to order The Drop Bear with sourdough toast, cheddar, avocado, and egg!

Stonefire Grill

Stonefire Grill just had its grand opening in April and I immediately stopped by to enjoy some of their delicious food. I’ve been searching for restaurants that have an outside patio so I can take my new puppy, and was so excited that Stonefire Grill has one.


The greeter at the front door was helpful, described dishes being featured, shared the most popular food at their other locations. I absolutely loved the Lemon Garlic Petite Chicken Breast with the Cartwheel salad and breadstick that I ordered! The chicken had a garlic sauce that had a fantastic flavor! In addition, my friend got the light and refreshing Petite Greek Salad with Salmon. I can’t wait to come here more often and try some new items on their menu!

Hendrix Restaurant and Bar

Hendrix Restaurant and Bar is another favorite of mine because of its juicy rotisserie meats. The most popular drink is their signature Hendrick’s gin and fever-tree tonic with juniper berries. Its definitely the best gin and tonic that I’ve ever had!

When I dine at Hendrix I love to order their flavorful Rotisserie chicken with fresh herbs and rosemary. For instance, the first time I tried it, I couldn’t believe how tender it was! For date night my husband and I also like to split the Three Meats Platter that includes Rosemary Lemon Chicken, Porcheta Natural Pork Roll, and the Leg of Colorado Lamb.

We can’t get enough of the melt in your mouth meat! At Hendrix I never skip dessert and have to order the warm berry bread pudding with Chantilly cream and berry compote!

Sanchos Tacos

Whenever I’m craving Mexican food the first restaurant I go to Sanchos Tacos. The chicken tacos have a mouth-watering marinade and their “chubby sauce” which is sweet tomatillo salsa. I also love the vegetarian Flaco Taco that has grilled artichokes, avocado, spinach, mushrooms, and Verde sauce.

My kids love their nacho fries with melted cheese, beans, sour cream, and steak! They always make a mess enjoying their nachos! After that, we order the quesadillas since they are a big hit in my family. Their drive-thru is so convenient especially on days that I have lots to do!

The other weekend I started off my shopping spree with the best creamy hot latte from Honor Coffee at Lido Marina Village. With my tasty drink in my hand, I began looking for presents for some of my friends and a new dress for a Christmas party coming up!

Fashion Island

Another favorite place of mine for shopping is Fashion Island, an outside mall with views of the ocean and lots of boutiques. I love that there are large department stores such as Nordstrom and Bloomingdale’s and also small designer shops like Kate Spade, Joie, Vince and Alice + Olivia.


Every time I go to Fashion Island I always make a stop at Anthropologie. They have everything from Amo denim and suede purses to imported bedding and dresser handles. They also sell Capri Blue candles, which is my favorite candle. I light them all over my house and they have the most amazing scent!

Zinc Cafe

When it comes to dining, Laguna Beach has many restaurants to choose from that range from delicious taco stands to exotic South African meals. Since each restaurant in Laguna Beach offers unique dining experiences, there is somewhere for everyone to fall in love with. Here are a few of Laguna Beach’s best restaurants:

Zinc Café

Zinc Café is one of my favorite spots in Laguna Beach. I love having breakfast or a latte on their patio, and it’s also one of my favorite spots to meet clients. My personal favorite drink is their chai tea latte, it is creamy with a little bit of spice. I will often treat myself to one of their freshly baked scones or muffins and a cup of fruit, which usually pair perfectly with the chai tea latte. I recommend visiting Zinc for breakfast during the week because on weekends it can be hard to find a seat.

Rasta Taco

Just a short walk from Zinc is one of my favorite casual lunch spots, Rasta Taco. I absolutely love their outdoor seating and relaxing reggae music. This taco stand is the perfect spot to stop after a day at the beach. My family and I will often come here after a late morning at Main Beach. I always order their refreshing pineapple sangria with their juicy al pastor taco after being in the sun all day, Rasta Taco never disappoints. Many of my clients choose to live in OC for the great weather. Why sit inside for breakfast or lunch when you can enjoy the fresh air and ocean breezes at spots like Zinc Café and Rasta Taco.

South of Nick’s

With over 100 restaurants to pick from, my husband and I often choose to dine in Laguna Beach for date-night. It’s also a popular destination with my girlfriends for a moms’ night out. Mexican food and margaritas are two of my favorite things, so over the summer I was excited when the popular South of Nick’s in San Clemente opened another restaurant in Laguna Beach. The restaurant’s flavorful Mexican and Southern Californian cuisine never disappoints and neither do their fantastic margaritas like their spicy lover. My favorite dish at South of Nick’s is the Shrimp Diablo because of the great flavors and my love for seafood.

My husband and I love also love to dine at Broadway by Amar Santana for date-nights. This restaurant features a flavorful drink and dinner menu that we can’t get enough of. We love the Spanish octopus and bone marrow for starters, the chicken livers, and foie gras are second favorites. For dinner, we’ve tried nearly every entrée on the menu. We’ve never been disappointed, the brussels sprouts side dish is a must!

The Loft at The Montage

My children’s favorite special occasion restaurant is The Loft at The Montage. They love sitting on the outside balcony where they are provided with warm blankets. The view of the ocean is stunning and sunsets are absolutely breathtaking.

We usually order the cheese and charcuterie to start. After, I usually order the filet for dinner and my husband the New York steak, always prepared perfectly to temperature. The kids love their mac and cheese, but what they look forward to most is their dessert. They always get ice cream with sprinkles! In these special moments, dining on the balcony and watching the sunset over the ocean with my family, I truly feel so blessed. There is no place in the world I would rather live

One of the things I love most about Laguna Beach is the variety of quaint stores and the shops downtown.  There are many boutiques scattered throughout the town that sell everything from stunning jewelry and clothes, to surfboards and skim boards.

I absolutely adore the home store Tuvalu, which sells the most beautiful coastal home décor. From their beach styled plates and mugs to their furniture and artwork, the store truly embodies the Laguna Beach relaxed coastal lifestyle.  It’s one of my favorite home stores to pick up a closing gift for a client, of course when I am there I usually always find something for myself too.  If you need a new coffee table book or a decorative item for your home Tuvalu is a must visit.

Laguna Beach is home to one of my favorite jewelry stores, gorjana. Their jewelry is lightweight, delicate and designed to be layered and worn multiple ways. When I walk in gorjana I can’t help but pick up a new necklace or bracelet for myself or a gift for a friend.

Whether dressing for work, date-night or a trip to Disneyland I almost always slip on a piece from gorjana. In the photo the shortest necklace and longest necklace that I am wearing are both gorjana, I’m also wearing their stacking Amara ring set which I absolutely love!

When it comes to clothes, The Shop at Laguna is the place to go since their pieces are fashionable and unique. Many women obsess over their chic sunglasses, and variety of shoes and sun dresses that can be worn for almost any occasion. I found one of my favorite Levi’s jeans at The Shop, they have so many washes and styles that it’s difficult not to buy them all! This is definitely the place to shop and splurge on a few items for yourself or perhaps pick up a gift for the fashionista in your life.

Hobie is another one of my favorite stores to shop at downtown. I always find the most adorable bikinis and boardshorts at Hobie for me and my family. They also have a huge variety of clothing; they have so many graphic shirts to choose from that I often find myself picking up more than just a few tees for my boys. Not only do they have fashionable clothes, but they also have handcrafted surfboards and paddle boards as well. My boys love to admire the boards and dream of learning how to surf as soon as they get a little older.

Another home store that I love to stop at is Vertigo home.  They have the most unique home décor items that showcase a mix of mid-century, modern and European flair.  They offer everything from kitchen items to outdoor furniture to custom upholstery to Izipizi glasses. 

Their home décor items and furnishings are so unique and fun, you may feel as though you are walking through an art museum as you walk through the store. Vertigo is the perfect place to pop in for fun and unique home inspiration or to pick up a unique gift for that artist chic friend.

Newport Beach is the perfect place to live since the weather in Southern California is sunny almost all year! The ten miles of coastline in Newport Beach is the best place to enjoy the sun and water. Lots of people love skating and riding their bikes along the boardwalk that has a stunning view of the ocean.

A popular spot in Newport Beach is further south at The Wedge since its known for its massive waves. Even though my kids are too young to go in, they think its so much fun to watch how big some of the swells can get. On the jetty, we also like to watch the boats sail from the harbor into the sea.

When my family isn’t at the beach, we love to take the ferry across from Balboa Island to the Fun Zone on the peninsula. This area is right on the harbor and has some shopping, an arcade, and bungee jumping. There is even a small Ferris wheel that has been running for around 80 years! If you haven’t been on the Ferris wheel, it has a beautiful bird’s eye view of the harbor and all of the boats.

During summer, my ideal evening is spent in front of a bonfire at Newport Beach! Once a month, my friends, family, and I all get together and watch the sunset at the fire pits by the Balboa Pier. Nothing beats eating s’mores and roasting a few hot dogs with the kids!
